The one thing I don't understand is the dialogue between Carver and Sheriff Lanning.

I am wondering if Shadow (the monster found in the house at the end, whom Ellis has to fully avoid or is otherwise killed; the name comes from a warning Carver made on the wall, "Watch for your Shadow") is also Ellis/Carver, but even further down the line, when the final human characteristics are gone (ability to speak, etc.). In that case, there Ellis/Carver/Shadow are the same person, chronologically at different points depending on how long they have been out there. The face Shadow has looks like Carver's, and also "your shadow" thing (what remains of you at the end of the line, a monster - my take on this) indicates this might be the case.
